Ms. Hansen’s practice is primarily focused on commercial real estate and business transactions. She also lends her litigation experience to the firm’s litigation department by handling select real estate cases. Ms. Hansen represents landlords and tenants in all aspects of real estate transactions, including leasing of office, warehouse, and industrial spaces. She counsels clients in real property matters and prepares deeds, PCOR’s, tenants in common documents, and other property acquisition and transfer documents. She also advises businesses on entity formation and operation, including limited liability companies, corporations, s-corporations, professional corporations, partnerships and joint ventures.
Prior to joining The Opus Law Firm, Ms. Hansen served as in-house counsel for a leading southern California commercial real estate brokerage company. She worked closely with brokers and tenants in drafting, reviewing, and negotiating hundreds of real estate agreements, including leases, subleases, assignments, and purchase and sale documents. She also drafted and evaluated engagement letters, nondisclosure agreements, commission agreements, and arbitration agreements on behalf of the brokerage.
As in-house counsel, Ms. Hansen regularly advised executives and employees on various employment matters. She is proficient in leaves of absence, onboarding/offboarding processes, and employee exemption and independent contractor classifications. She also reviews employee handbooks, written employee policies and procedures, offer letters, arbitration agreements, and severance packages.
Prior to going in-house, Ms. Hansen spent more than seven years as a Senior Associate at a San Diego law firm representing high-profile big box retailers and businesses in business litigation, insurance coverage and indemnity cases. She has first-hand experience in all aspects of litigation from drafting of initial case pleadings and written discovery, to taking and defending percipient and expert depositions, and trying cases before juries in both state and federal court.
Ms. Hansen’s varied background in transactional and business litigation makes her uniquely equipped to deliver high quality legal advice and work product in various substantive subject matters while averting risk for her clients.
